Are there any additional charges?

Legally, Energy Performance Certificates (EPCs) are needed whenever a property is sold. You must order an EPC for potential buyers before you market your property to sell. Should you require one, we can arrange this for £100+VAT. This aside, there are no additional charges made by us.

Do buyers have to pay?

Buyers do not pay any fees to us. Just like our normal service, only sellers pay fees, but in this case, that fee is only £1.

What’s included?

Full estate agency service including quality photographs, floorplans, professional brochures and much more. We conduct viewings as required, marketing your property across various property portals including Rightmove and Zoopla, and a local team of experts here to support you from start to finish. Not forgetting our distinctive For Sale boards.

When is it on until?

This offer ends at midnight on the 31st of August 2021.What areas does this offer apply to? The property must be within a B45 or B31 postcode to qualify for the offer. This offer does not apply to any properties instructed before the 1st of June 2021.

Terms and conditions

The property you are selling must be in the B31 or B45 out codes.
You must instruct AP Morgan on a sole agency basis (i.e. you cannot market your property with us and another agent).
You must agree to the erection of a for sale or sold board outside your property for the duration of the marketing and subsequent sale.
You must instruct us by signing a valid agency agreement with us on or before midnight of 31st August 2021.
The £1 solely covers the estate agency fee and no other related costs such as legal costs and energy performance certificates etc.
Your property will be advertised for up to 1 year, if the property remains unsold after 12 months (whether previously a sale was agreed or not) the commission will change to £1250 + VAT unless notice is given to terminate the agreement.
