The History of West Heath

Situated almost equidistant between Birmingham city centre and Redditch, West Heath is a popular residential area and an area covered by our team of Northfield estate agents.  It is a fairly modern area that dates from the turn of the 20th century with much of its housing stock being sturdy post-war. It’s in increasing demand too as it is more affordable than many surrounding areas, with easy access to city and rural walks to Hopwood and the Lickey Hills. 
It grew considerably in the 1950s with work being available locally at Austin in Longbridge. Its history, with an open-air lido and a skating rink, is a proud one, despite their disappearance. 
Today, it has a small range of facilities, such as shops on Alvechurch Road, a handful of takeaways, a post office and a highly rated primary school, West Heath, on Rednal Road. 
It is a good location for families too, with many indoor and outdoor attractions close by: like Treasure Island play centre, Rush trampoline park, as well as bowling alleys and cinemas. 
Lickey Hills Country Park is eternally popular with its circular walks, fun golf course and sculpture trails. Cadbury World is only a short drive away too. 

Property and the Local Area

You can find a range of properties in West Heath from maisonette and studio flats to modern detached homes. Prices are competitive too, given its closeness to Birmingham. You can pay anything from £70,000 up to £350,000 depending on your budget and needs. A typical post-war terraced or semi-detached home sits around the £200,000 mark. The Rea Valley estate commands the highest prices in the area.

The majority of sales in West Heath during the last year were terraced properties, selling for an average price of £154,526. Semi-detached properties sold for an average of £186,698, with flats fetching £108,250.
Overall, sold prices in West Heath over the last year were 1% down on the previous year and similar to the 2018 peak of £164,264.
